What is proposed?

Feeder Estates LLP, a partnership managed by Square Bay, is proposing the comprehensive mixed-use regeneration of land off Silverthorne Lane, Bristol, in the city's Temple Quarter Enterprise Zone.

The plans include the delivery of a new comprehensive school for Bristol, as well as purpose-built student accommodation, approximately 400 new homes (including affordable homes) and commercial space.

Square Bay has extensive experience in Bristol, such as enabling the regeneration of Brandon Yard, Bristol Harbourside, which featured the restoration of ruined historic industrial buildings similar to those found at the Silverthorne Lane site.

Why build here?

The site in question is previously developed land in a well-connected location, close to Bristol Temple Meads station and a number of planned future developments. These include Temple Island and a new campus for the University of Bristol.

The site is earmarked for regeneration in Bristol City Council's Vision for the Temple Quarter Enterprise Zone.

In June 2018, Bristol City Council and the Department for Education confirmed the site as the location for an urgently needed new comprehensive secondary school to serve central and eastern Bristol.

What's the latest news?

We are delighted to be able to confirm some further details about our plans for the regeneration of this site, and to announce our development partners for the various elements of the site. For more information, visit the Find out more about what is proposed page.

We have also been in discussions with the planning department at Bristol City Council as prepare a masterplan for the site, to form the basis of a comprehensive planning application for the regeneration of Silverthorne Lane.

Now that the development partners for all the elements of this exciting regeneration project for Bristol are confirmed, we will be holding further discussions with planning officers at the council to seek their guidance on the emerging masterplan and designs.

How can I get involved?

A public exhibition of the plans took place on 8 and 9 May 2019, where members of the public, local residents and businesses were invited to drop-in to view the emerging planning proposals and speak to members of our team. Details of the events are as follows:
